Innovative Turnover Strategy Resulted in Early Revenue Generation

Safe Solutions Employed in an Occupied Facility Ensured No Disruptions

Maintained a secure working environment daily for the 200-plus Owner employees and the construction crew members – who safely performed nearly 95,000 work hours on site.

The new expansion was turned over in phases and occupied nearly five months sooner than expected

Cheney Brothers Inc. (CBI), a Southeastbased food distributor, wanted to expand its refrigeration capabilities in North Carolina and continue its northward growth path. Swift owner occupancy of the 169,090 sf cold storage addition in Statesville was critical for establishing regional operations. A M King helped the client determine the essential turnover areas to maximize revenue and sequenced construction with those milestones in mind. Despite significant weather delays, our team maintained an aggressive schedule and was able to phase in tenancy of each portion of the warehouse as it was complete instead of waiting for conclusion of the entire project. This smart strategy allowed A M King to deliver the new freezer area early, giving the Owner complete use of 55% of the new expansion nearly f ive months sooner than expected. The cooler zones were turned over just two weeks later, allowing the Owner to capitalize on 100% of the new cold storage facility and immediately boost CBI’s return on investment.
